Browse Our Listings Market Conditions: The drastic drop in home prices, about 50% from 2007, combined with low interest rates have resulted in an active market for the Fresno area. Continued low prices have resulted the traditional market holding back from selling at this time and this results in a lack of quality inventory. For this reason we are experiencing multiple offers on homes and multifamily properties that are well priced and in desirable locations. The Fresno home median price has leveled off for 2011 and this signifies a bottoming in the local housing market. For 2011, about 42% of the homes sold are bank owned and 19% are short sales with traditional sales making up the remainder. The lenders are behaving in a more professional manner regarding short sales so I expect that segment of the market to increase in the coming months. 2011 Multi-family sold ownership is 58% REO, 10% short sale, other 32%. QE2 will spend out soon, treasuries will begin to soak up the investment capital thus I expect an increase in interest rates by early 2012. Inflation will continue but at an increasing rate (the government and banks may be planning to inflate the price of real estate to cover the massive number of underwater loans). Do not expect to see real appreciation in properties in the near future but as inflation takes hold, property values will inflate also – give it 24 months to kick in. I recommend buy now - for income and inflation protection.
