Market Conditions: The drastic drop in home prices from 2007 combined with low interest rates and government buyer incentives generated a large number of sales in Q4 2009 and Q1 2010. Even without the government incentives we are experiencing multiple offers on homes that are well priced and in decent condition. The Fresno median price home has increased 14% in the last 12 months - from $140,000 to $160,000. I doubt that prices will continue to increase at that level but I do believe it signifies a bottoming of the local housing market. About 60% of the homes sold are bank owned and 30% are short sales with traditional sales making up the remainder. Lenders are behaving in a more professional manner regarding short sales so I expect that segment of the market to increase in the coming months. Multi-family properties in good areas are in short supply. Most banks are stupidly evicting all tenants of 1 to 4 unit multi-family buildings so investors still have the problems associated with purchasing a vacant property.
